Tibova

Is your community still paying for a guard?

Gated community access control — without a guard at the gate

Tibova opens the gate for residents, visitors and contractors with number-plate recognition and QR passes, keeps a permanent record of every entry, and collects maintenance fees in the same app. For gated neighbourhoods, condominiums and PPR across Malaysia.

How it works

  1. 1

    The resident invites

From the resident app, a resident sends a visitor a pass by WhatsApp in a few taps. No app for the visitor to install.

  2. 2

    The gate recognises

An ANPR camera reads the number plate, or the visitor scans the QR pass at the gate kiosk. Residents drive straight in.

  3. 3

    Everything is recorded

The barrier opens, and the entry is written to an access log the management can search — and nobody can alter.

Everything a guard-less community needs

Resident app

Invite visitors, pay bills, book facilities and report problems — from a phone, in English or Bahasa Melayu.

ANPR and QR entry

Number-plate recognition for cars, QR passes for visitors, and a kiosk at the gate for everyone else.

Management console

For the JMB, MC or managing agent: residents, access, billing, complaints and announcements in one place.

Billing that collects

Maintenance invoices with Malaysian payment gateways and auto-debit, paid straight into your own account.

A permanent audit trail

Every gate event and every administrator action is kept, and none of it can be edited or deleted.

PDPA built in

Privacy notices, recorded consent, retention periods and data-subject requests — handled, not bolted on.

Three things Tibova will never do

Lock a resident out

Arrears can pause facility bookings — never a resident's own gate or door.

Hold your money

Fees go straight from the resident to your JMB or MC's own bank account.

Keep a MyKad image

Only a visitor's name and the last four digits are stored. Never the card itself.

Simple pricing, per unit

One monthly fee per unit, with a monthly minimum. Gate hardware is quoted separately, once.

Frequently asked questions

Do we still need a guard?

No. The gate is run by the camera, the kiosk and the resident app. Many communities keep a patrol or a caretaker for other duties — that is your choice.

What hardware is installed?

An access controller, ANPR cameras and a kiosk tablet at the gate. We quote the hardware once, for your gate layout.

What happens if a resident has arrears?

They can never be locked out of their own home. Arrears may pause new visitor passes and facility bookings, as your committee decides.

Where does the maintenance money go?

Straight into your JMB or MC's own merchant account. Tibova never handles the money.

Is our residents' data safe?

Data is held in South-East Asia, access is logged, and the system follows the Personal Data Protection Act 2010.
